If the association signs a management contract, a 90-day tenure period begins.
You get paid
Once the 90-day minimum is met, your reward is processed and paid within 30 days.

Limited Time: Launch Bonus
All rewards are doubled for any referral submitted within the first 90 days of the program’s launch. This applies to both the Board & Resident and Employee programs — the doubled amounts are reflected in the reward cards below.

For payments of $600 or more in a calendar year, a 1099 form will be issued per IRS requirements.

Program rules
Everything You Need to Know
- There is no limit to the number of Associations any participant may refer.
- The referral reward will be paid within 30 days of the execution of a signed management contract.
- The referred community must remain under a management contract with City Property for a minimum of 90 days. If the contract is terminated before 90 days, the referral bonus must be returned.
- In the event that the same Association is referred by more than one person, the earliest referral submission date will govern.
- City Property reserves the right to modify or discontinue this program at any time with 30 days’ written notice.
- The referring employee must be in active employment status at both the time of referral and the time of reward payment.
- Referral rewards are considered taxable income and are subject to Federal, State, and FICA taxes. A W-2 supplement will be issued.
- Members of the Business Development and Executive Leadership teams are not eligible for the ERP, as community acquisition is part of their core responsibilities.
- The referring board member or resident must be associated with a community currently managed by City Property at the time of the referral.
- Rewards will be issued via check or electronic payment. For payments of $600 or more in a calendar year, a 1099 form will be issued in accordance with IRS requirements.
